That is a real problem, and it is not going away quickly. That measure being at a historical extreme does not automatically produce a correction. Shop multiple loan officers to compare rates and fees. A seemingly small rate difference adds up to around twenty thousand dollars over a thirty-year loan on a four hundred thousand dollar mortgage. Lender fees vary too. Do not compare rate quotes without also comparing origination fees, points, and closing costs.

If the report surfaces findings that change the financial picture of the deal, you have real choices, and walking away is a legitimate one of them. You can walk away if the scope of the problems makes the agreed price no longer reasonable. Signing off on a failing roof or a bad HVAC system is not the same house you made an offer on.

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether the price has been reduced and by how much. A listing with a history of two failed deals in the past month is a fundamentally different negotiation than a property that is drawing multiple showings every day.

For buyers with a stable income, a down payment of at least ten percent, and a concrete plan to stay in the home for at least five years, this market is full of opportunity that distracted or impatient buyers miss. The homes that are right for a specific buyer’s actual needs are still moving. They are going to the buyers who treated the process like the major financial decision it is.

The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who understood what they could afford and moved with confidence. Getting across current property listings in your target area is the logical first move once your financing is sorted.
